How to Use This Calculator

1. Count the windows. Walk the property and count every window that needs cleaning. Note the pane type (most residential windows are double-pane).

2. Set story height. Ground-level windows are the fastest. Each additional story adds ladder setup and repositioning time per window.

3. Choose interior, exterior, or both. Interior + exterior takes roughly double the time of one side alone. Most residential customers want both sides cleaned.

4. Adjust for frame condition. Oxidized or dirty frames and sills add 1-2 minutes per pane for detailed cleaning.

How the Formula Works

The calculator multiplies total panes by time per pane, then adds climbing time and setup.

Total_Panes = Windows x Panes_Per_Window

Pane_Time = Base_Time + Condition_Add

Climbing_Add = Windows x Climbing_Factor

Total = (Panes x Pane_Time) + Climbing_Add + 10 min setup

Climbing factors: 1-story adds 0 min, 2-story adds 1 min per window (ladder setup), 3+ story adds 2 min per window (safety repositioning). Setup time includes staging equipment, filling buckets, and cleanup.

Frequently Asked Questions

How much should I charge per window for cleaning?
Window cleaning rates range from $4-8 per pane or $10-15 per window. Interior-only cleaning is cheaper (3 min/pane), while interior + exterior runs about 6 min/pane. Two-story homes add $1-2 per window for ladder setup time. Most pros charge $45-75/hr as an alternative to per-window pricing.
How long does window cleaning take?
A single worker cleaning both sides of a 2-pane window takes about 12 minutes (6 min/pane). For a typical home with 20 double-pane windows on 2 stories, expect 4-5 hours including setup and ladder time. Interior-only is about 40% faster.
How many windows can a cleaner do per hour?
A single worker averages 10 windows/hr for exterior 2-story work, 15 windows/hr for interior only, and about 8 windows/hr for both sides on multi-story homes. A 2-person team can handle 25+ windows/hr when splitting interior and exterior duties.
